Downtown Condo Prices

"City Condo Prices: Sky’s The Limit".

That was the lead headline this morning in The Denver Post, Denver’s daily newspaper. Despite a softer market outside the downtown area, developers are raising prices on new condo projects downtown.

Dee Chirafisi of Kentwood City Properties is sometimes called "the Mayor" of Downtown  Denver. She meets are greets about every third pedestrian as she meanders the sidewalks of Lo-Do. She is also the top selling Realtor in those parts of the city and a listing broker of the 51-story tower

Castle Pines North, Colorado

Denver has a new suburb! Ok, it’s not exactly new. It’s been there for over 20 years. But, now Castles Pines North is the latest suburb to incorporate as its own city.

There is no police force yet, no city hall or even city ordinances. But, this new city voted in a City Council and Mayor just last month. But now, the real work begins. And, how will this effect it’s residents?

Discount Real Estate Broker?

New Denver Jobs

The Denver economy has been sustained by steady job growth and the resulting relocation of employees to fill a portion of those jobs. Now, more jobs are moving here.

Three major employers have recently announced expanding their businesses to the Denver metro area. The net effect will be thousands of new jobs over the next few years. Charles Schwab, ConocoPhillips and VMware will be bringing more jobs to the Denver suburbs.

February Sales Increase

Denver home sales increased by 4% over the previous February period according to statistics released by Metrolist, Denver’s Multi-list reporting organization. Significantly, inventory of homes for sale remained essentially constant during the year over year period rising only .8% to 25,037 homes.

Why is this important? First, home sales are lower in many neighborhoods impacted by foreclosures. Secondly, home sales usually don’t begin to pick up until March when we begin our Spring selling season.

2007 Home Appreciation

It doesn’t make sense. Does it?

Standard and Poors Case-Shiller Home Price Index just reported that Denver home prices declined 4.5% in 2007. But, another outfit, DataQuick Information Systems, out of La Jolla, California, says "Hold-On, not so fast". They claim prices appreciated as much 16.2% depending on the exact zip code.

Denver Weather

Denver weather isn’t what most people expect.

As I write this now the temperature on March 1 is 74 degrees and the skies are sunny. It’s the kind of weather you expect in Scottsdale this time of year.

I passed crowds at Washington Park this morning enjoying the "lakes", views and some volleyball. Even the golf courses have the die hards smacking the little white ball off  brown fairway grass. But, some of the greens actually are greenish. These photos were taken today.

In my 30 years of selling homes to relocation buyers, the biggest misconception I find is about our weather. Our temperatures are really moderate.
