December Home Sales Improve

December sales of existing homes increased approximately 9% from the year ago period. Inventory of existing homes on the market were essentially the same as the year ago period but decreased approximately 8% from November.
Metrolist, the Denver MLS reporting agency, will announce this good news in Denver home sales January 8. It means that housing demand for existing homes is increasing while the supply is decreasing.
Does this mean the Denver housing market has "hit bottom"?
Highlands Ranch History

Highlands Ranch is now model suburban community complete with all the amenities a growing family could want. The schools are great. Trails to wildlife areas, two golf courses, 3 indoor/outdoor recreation centers that rival any athletic club and tons of shopping nearby help make this the top destination for folks relocating to Colorado.
But was Highlands Ranch ever really a ranch. You know, complete with the three C’s known as cows, crops and cowboys?

The buzz in the Arts District on historic Santa Fe Drive is incredible. It’s near The Golden Triangle and Downtown Denver. We have all heard about its “up and coming potential”…it just so happens the potential is now being realized!
2008 Denver Recession?

With the rest of the country expecting an economic dip in 2008, the question for Denver is whether we will suffer a recession.
"Absolutely not…" is the conclusion of Richard Wobbekind, Economist with the Leeds Business School at the University of Colorado. Last week, he presented The 2008 Colorado Economic Outlook at Denver’s Hyatt Hotel. It represents contributions of over 100 Colorado economists, business leaders and academicians.

And, as a result, we can now boast dining, entertainment, shopping and adventure that rival (or at least resemble) those of Boston and Chicago. Any Denver guidebook will direct you to the bustling downtown area known for these hallmarks and fondly named LoDo (for Lower Downtown). Although LoDo has traditionally been the hot spot for tourists and residents alike, allow me to introduce you to LoDo’s hipper, alternative, and more “in the flow” brother, Colfax.
Playboy Magazine once called Colfax was “the longest, wickeest street in America.”
November Home Sales

Denver home sales dropped a modest 4.3% in November from the year ago period according to Metrolist the MLS sales reporting agency. But, that figure includes condominium sales and home sales in areas with lower income and higher foreclosure rates.
Most of my clients want to know what is happening in the more desirable neighborhoods within Denver itself and in the better suburbs.
Searching the Internet

This week I am at Webmaster World’s Pubcon in Las Vegas. I am one of less than a dozen real estate brokers among 3000 internet experts gathered to improve their websites and their skills at gathering search engine results.
Most work on websites full time. I, of course, spend most of my time selling homes but want to improve this website. I am a fish out of water. Not only are there fewer Realtors than usual. Most of those attending are in their 20’s and early 30’s. I am the old man here.

Lafayette Charter School

This week U. S. News and World Report chose Lafayette’s Peak to Peak Charter School as one of the best in the country. Lafayette is a charming suburb located half way between downtown Denver and Boulder. It’s public schools are fairly well ranked already. But, this charter school is really amazing.
