Lobsterfest in Niwot, Colorado It is that time of year again. Throughout Colorado, communities come together in the summer for concerts, parades, parties and festivals. Now, this may seem like an oddity. But, last Saturday, Niwot celebrated its annual Lobster Bash. Yes, it was old fashioned lobster clambake in cowboy country!

This year, the local Maine Connection flew in 600 lobsters and downtown Niwot’s main artery became one big dining room. There was music and dancing on a picture perfect night. Most of all there was a great community feeling. Read more

Downtown Denver Construction

New Home Construction

    Builders in the Denver metropolitan area started to construct only 1607 residential homes in the first quarter of 2008.  That’s a dramatic decrease from the same period last year.  And, permits for new home starts were down 43% in the first quarter compared to the same period last year.

Those are both abysmal statistics.  They reflect the dire straits new-home builders find in 2008.  But that may actually be the good news for people wanting to sell their own homes in the near future.

May Home Sales

    Well,  there’s good news and bad news for the Denver real estate market in the latest MLS statistics released for the month of May.

The best news is that the number of single-family homes and condominiums actually decreased almost 10% from the year ago period.  That means that the supply of homes is shrinking to match lower home sales.

    The bad news is that actual closed sales were down about 8% from May 2007.  Although reported under-contract sales were essentially the same as the year ago period, the number of reported sales which failed to close increased to a whopping 25%.
